The EPDM Roof
EPDM is an improved synthetic rubber-like material which is used to provide a waterproof covering over a flat roof. EPDM can come in liquid form, but the most common type of EPDM roofing is a membrane which comes in rolls and is rolled out over your roof. The membranes are then sealed one to the other to provide a waterproof covering. EPDM roofing comes in different thicknesses and is available in either a black or a white color. When properly installed EPDM flat roofs will last for 15 to 20 years. In exceptional circumstances and with good maintenance, EPDM flat roofs can last for 30 years.
The EPDM membranes need to be glued down to the roof or weighted down with rocks/stones to keep the wind from damaging the roofing. This is done at installation time. EPDM flat roofs can stand light traffic. If you need to walk on the roof regularly, you need to lay some materials over the traffic area to prevent damage to the membrane. EPDM Flat Roof Drainage
Flat roofs need drainage systems. They typically get laid out when designing the roofing system, and are usually one or a combination of 3 systems:
- Interior drains – a system of water piping under the EPDM roofing structure which conveys water to the outside
- Scuppers – holes in the outer edge of the roof which release water from the surface of the EPDM roofing
- Gutters – open pipe-like attachments to the roof, which convey water to downspouts; can work with the above 2 systems
EPDM Roof Maintenance
Flat roofs need more maintenance than sloped roofs because leaves and dirt tend to accumulate on the flat surface. Also, EPDM flat roofs need to be cleaned regularly. Fall is a good time to sweep dirt and accumulated debris off the roof. You can then wash the EPDM surface with soap and water to get it clean. As long as you’re careful about walking on the roof, you won’t damage the rubber membrane.
EPDM Roof Leakage and Repairs One of the advantages of EPDM flat roofs is they are easy to repair. You may find areas around roof vents or connections to the edge of the roof that are leaking and need repair. Repairs can be made by removing the damaged materials and applying tape and silicone or approved sealant to the repair area.
